Your Project Manager and Site Supervisor
Randy Ferchoff started in the trades at 13, worked as an assistant site supervisor and then a site supervisor on multi-family construction projects, and later led a new division developing seniors' care homes, from construction and design through to full facility operations, eventually as its general manager. As your project manager, he runs the schedule and the trades and assigns the site supervision.
Derek Ferchoff, our Job Site Supervisor, supervises our sites day to day. He came to construction through woodworking, and he is the one clients name for the detail work.
Abel Strujenco, our founder, holds the builder's licence the work runs under.
Building Inspections in the Township and the City of Langley
Langley is two municipalities, the Township of Langley and the City of Langley, and each runs its own inspections. In the Township, the first inspection comes before any construction starts, to check the waste containers, the tree protection fencing and the siltation control. The business licence of the contractor or trade goes in with every Township inspection request, and a building cannot be occupied until it has passed its final inspection and the Township has issued written occupancy authorization.
In the City, residential inspections run from the forms and the service connection before backfill through rough plumbing, the slab and framing to final, and every contractor and trade on the job needs a valid City business licence.
Hiring a Project Manager as an Owner Builder in BC
An owner builder in BC builds a new home under an Owner Builder Authorization from BC Housing instead of a builder's licence and home warranty insurance, and has to build or directly manage the construction themselves. Under BC Housing's Regulatory Bulletin 25, an owner builder who hires a builder, construction manager or project manager to perform those functions is in breach of their declaration, and the Registrar can cancel the authorization of an owner builder who does not engage in, arrange for or manage all or substantially all of the construction.
Whoever arranges for or manages all or substantially all of the construction of a new home, an owner-built one included, is acting as a general contractor. That person has to be a licensed residential builder and provide third-party home warranty insurance, and no agreement with the owner can waive it. An unlicensed builder hired to run the job can face penalties of up to $25,000, and if the authorization is cancelled and the home has no home warranty insurance, it cannot be legally sold or offered for sale within 10 years of first occupancy.
BC Housing advises owner builders to either manage their own construction or hire a licensed residential builder to build the home with home warranty insurance. ProStyle Construction Ltd. is a licensed residential builder, and every new home we build carries Travelers 2-5-10 home warranty.
How Much Does Construction Project Management Cost?
The site supervision your job will have is priced into your written proposal. You can take a fixed price that does not change, or open-book cost-plus at builder-direct pricing, where you see what every trade and material costs and pay an agreed margin on top.

Common Questions
Something else? Ask us directly.
What does a construction project manager do on a home build?
A construction project manager on a ProStyle Construction home build runs the schedule and the trades, assigns the site supervision, applies for the permits and books every inspection. Changes to the job go out as digital change orders, and none is charged before the homeowner approves it.
What is the difference between a project manager and a site supervisor in construction?
On a ProStyle Construction build, the project manager runs the job, including the schedule, the trades and the budget, while the site supervisor manages daily progress on site. Randy Ferchoff, the Director of Operations, is the project manager and assigns the supervision. Derek Ferchoff, the Job Site Supervisor, runs the site day to day.
What can a homeowner see in JobTread during a construction project?
A ProStyle Construction client's own JobTread login shows the live construction schedule, the weekly updates, daily logs of who was on site and what work was completed, and progress photos as the job moves. It also holds material and labour cost tracking, invoices, the billing schedule and payments, digital change orders with their approvals, and the plans, files and messages for the job.
Who books building inspections during construction in Langley?
On a ProStyle Construction job in Langley, the project manager books every building inspection, in the Township of Langley or the City of Langley. The Township takes inspection requests through eInspections by 3:30 pm on the business day before, with the contractor's business licence entered, and next-day inspections are not guaranteed. The City takes requests on its 24-hour inspection line by 3 pm the day before.
Can an owner builder in BC hire a project manager?
An owner builder in BC cannot hire a project manager to run the construction of their new home, because BC Housing requires owner builders to build or directly manage the work themselves. Hiring a builder, construction manager or project manager to perform those functions breaches the owner builder's declaration, and whoever manages all or substantially all of the construction must be a licensed residential builder with home warranty insurance on the home.
