Accessible Renovations for Houses, Condos and Suites

For aging in place, recovery from an injury, or several generations under one roof.

For Crystal Jiang's family, we changed the floor plan of the living room and made other modifications to the main floor so their grandpa could age in place.

We make accessible changes in houses and townhouses, in condos and apartments, and in the legal basement suites and coach houses we build. The changes can be the whole job, or one part of a renovation that takes in a main floor or the whole house.

If only the bathroom needs to change, it is one of our bathroom renovations. If you have a designer, we build to their drawings. If you do not, we give design guidance on the layout, finishes and fixtures.

Every accessible renovation is run like our other home renovations in Langley, with a schedule you can follow live in JobTread.

What an Accessible Renovation Can Include

  • Zero-Step EntriesA way into the house with no step at the door.
  • Wider DoorwaysDoorways widened in the walls between rooms.
  • Curbless ShowersShowers with no curb to step over, and other barrier-free shower options.
  • Accessible LayoutsWalls moved and floor plans changed so you can get through the rooms you use every day.
  • Slip-Resistant FlooringPorcelain tile, stone or luxury vinyl in slip-resistant options.
  • Improved LightingPot lights and layered lighting through the rooms you change.
  • Smart Home SolutionsLighting, sound and climate controls run from one system.
  • Permits and InspectionsBuilding, plumbing and electrical permits, and every inspection.

Permits for Accessible Renovations in Langley

Widening a doorway or moving a wall for a new layout needs a building permit in both the Township of Langley, which requires one to alter or renovate an existing building, and the City of Langley, which requires one to remove, relocate, alter or build an interior wall. If a curbless shower moves the drain or adds a fixture, the plumbing needs a permit too, and in the Township the plumbing permit is typically included on the building permit. If a step-free entry means building a new porch or sundeck, the City requires a permit for that as well.

In the Township, a house built before 1990 may need a Hazardous Material Survey and a Notice of Project for asbestos before work starts. In both, electrical permits come from Technical Safety BC. We apply for each permit and book every inspection.

CHBA Adaptiv Home Qualification

We are a CHBA Qualified Adaptiv Home Specialist, trained to design and renovate homes for accessibility, safety and long-term living. Our team has completed training in accessibility-focused renovation, building science and client-centred communication.

The qualification shows on our CHBA member listing, and Adaptiv Home is one of the project types on our verified RenoMark listing.

Living at Home During an Accessible Renovation

Most of our clients stay at home while we work. Whether the person the changes are for can stay through the job depends on the scope, and we tell you before work starts. Rooms under renovation are usually out of use until they are finished, and the work can often be phased to leave you a room you can use. If the job takes out your only bathroom, we plan around that with you in advance.

We protect your belongings and the rooms that are off limits, and keep the work area as clean and contained as we can. Your schedule shows which trade is booked on which day, so nobody arrives at the door unannounced.

How an Accessible Renovation Is Priced

The price depends on the changes you make, from a widened doorway or a curbless shower to a new main-floor layout. We start with a quick call about your home, what needs to change and your budget, then you get a written proposal. Anything you have not picked yet, such as tile or fixtures, goes in as an allowance and is adjusted to the real cost once you choose. You can take a fixed price that does not change, or open-book cost-plus at builder-direct pricing, where you see what every trade and material costs and pay an agreed margin on top.

What does an aging-in-place renovation include?

An aging-in-place renovation can include zero-step entries, wider doorways, curbless showers, accessible layouts, slip-resistant flooring, improved lighting and smart home solutions, so you or a family member can keep living at home. The changes can be the whole job, or one part of a renovation that takes in a main floor or the whole house.

Do I need a permit for an accessible renovation in Langley?

An accessible renovation in Langley needs a building permit when it widens a doorway or moves a wall, in both the Township of Langley and the City of Langley. A curbless shower that moves the drain or adds a fixture needs a plumbing permit, which the Township typically includes on the building permit. Electrical permits come from Technical Safety BC, and your project manager applies for each permit and books every inspection.

How long does an accessible home renovation take?

An accessible home renovation that only changes the bathroom usually takes 3 to 6 weeks, like most bathroom renovations, while a larger or structural remodel takes 16 weeks or more. ProStyle sets your schedule in your proposal before you sign. Once work starts, you can follow it live in JobTread, which shows which trade is booked on which day.

Can a condo or townhouse be renovated for accessibility?

Condos and townhouses can be renovated for accessibility, and ProStyle's Adaptiv Home work covers townhouses, condos, coach houses and legal suites as well as single-family houses. In a strata building, the work follows the strata's rules, such as booked elevator time, noise hours and limits on material deliveries. In a concrete high-rise, the plumbing, heating ducts and wiring run through a fixed structure that cannot be cut into freely, so a new layout has to work with where they can go.

What is a CHBA Qualified Adaptiv Home Specialist?

A CHBA Qualified Adaptiv Home Specialist is trained to design and renovate homes for accessibility, safety and long-term living, and ProStyle Construction holds the qualification.
