Adding Rooms to an Existing House
Part new construction, part renovation.
ProStyle Construction Ltd. is a BC-licensed residential builder, licence 56273, and RenoMark lists us as a verified renovator for home additions.
The foundation, framing and roof of an addition go up the way they do on a new home, like The Modern Country Estate we built from the ground up in Langley. Where the new rooms meet the old ones, the work becomes a renovation, and we run it like all our home renovations in Langley.
Your addition is managed by Randy Ferchoff, our Director of Operations, under the builder’s licence held by Abel Strujenco, and your own JobTread login holds the live schedule.

Permits and Zoning for a Home Addition in Langley
The Township of Langley requires a building permit to add to a house, and a home built before 1990 may need a hazardous materials survey for asbestos before work begins. The addition also has to fit the zone: in the Township's R-1A zone, for example, buildings may cover 35% of the lot and a house may be 9.0 m tall.
The City of Langley requires a permit to add to a house, enclose a porch or sundeck, or turn a carport into living space. Under Zoning Bylaw No. 3300, the R1 zone allows 36% lot coverage and a height of 9.0 m, or 9.8 m for a three-storey house with a sloped roof. Where the house is over 30 years old or the work is worth more than $100,000, the City's Engineering Department decides whether the utilities need upgrading.
In both, electrical permits come from Technical Safety BC.
Building an Addition on a Septic Lot
Many Suburban Residential lots in the Township have no municipal sewer. On a septic property, an addition that changes the house perimeter or adds bedrooms triggers the Township's septic referral form, and the building permit is not issued until a Fraser Health Record of Filing is in, filed by a Professional Engineer or a Registered Onsite Wastewater Practitioner.
Additions, Suites and Coach Houses
If the new space is for a tenant or for family, a legal basement suite may fit inside the walls you already have, with its own permit and suite rules. For living space above a detached garage, we build coach houses, which BC Housing treats as new homes: each needs a licensed residential builder and home warranty insurance.
What Affects the Cost of a Home Addition
The size of the addition matters most, then the rooms inside it. A bathroom or kitchen needs new supply and drain lines, and a bedroom does not. Matching the existing roof and cladding also affects the price, as do the finishes you choose, and in an older house an asbestos survey or a utility upgrade can add to the job.
How a Home Addition Is Priced
We price your addition against its size and how the new rooms tie into the house, from the foundation to the roof. Anything you have not chosen yet, such as tile or fixtures, is carried as an allowance and adjusted to the real cost once you choose. You then pick a fixed price that does not change, or open-book cost-plus at builder-direct pricing, where you see what every trade and material costs and pay an agreed margin on top.

How long does a home addition take in Langley?
How long a home addition in Langley takes depends on its size and on how long the building permit takes, and ProStyle sets the schedule in your proposal before you sign. Neither the Township nor the City of Langley publishes permit processing times. On a Township septic lot, an addition that changes the house perimeter or adds bedrooms waits for a Fraser Health Record of Filing before the permit is issued.
Do I need a building permit for a home addition in Langley?
A home addition needs a building permit in both the Township of Langley and the City of Langley, and ProStyle applies for it and books the inspections. The City also requires a permit to enclose a porch or sundeck or to turn a carport into living space. Electrical permits come from Technical Safety BC. In the Township, a house built before 1990 may need a hazardous materials survey for asbestos before work begins.
How big can a home addition be in Langley?
The size of a home addition in Langley is limited by the zoning on your lot, which sets how much of the lot buildings may cover and how tall the house may be. In the Township's R-1A zone, for example, buildings may cover 35% of the lot and a house may be 9.0 m tall. In the City of Langley's R1 zone, the limits are 36% lot coverage and 9.0 m, or 9.8 m for a three-storey house with a sloped roof.
How much does a home addition cost in Langley?
The cost of a home addition in Langley depends mostly on its size, then on the rooms inside it, since a bathroom or kitchen needs new supply and drain lines and a bedroom does not. Matching the existing roof and cladding affects the cost, and so do the finishes you choose. In an older house, an asbestos survey or a utility upgrade can add to the job. ProStyle prices each addition as a fixed price or open-book cost-plus.
Will a home addition match the rest of the house?
A ProStyle home addition is built to match the existing house, with the roof, cladding, windows, trim and interior finishes chosen to go with what is already there. Where the new rooms meet the old ones, the work becomes a renovation, with the structure and the roof tied into the existing house and the heating extended into the new rooms.
