Fixed Price or Open-Book Cost-Plus
Your proposal sets out the scope, with an allowance for anything you have not chosen yet, such as cabinetry, countertops or tile. Then you choose how the job is priced.
- Fixed Price
- The price is set when you sign and stays there unless you change the job.
- Open-Book Cost-Plus
- You see what every trade and material actually costs at builder-direct pricing, and pay an agreed margin on top.
What Changes the Price After You Sign
Only your choices change the price, and nothing is charged until you approve it.
- Upgrades and Added ScopeAn upgrade, a different product or extra work raises the price.
- Reduced ScopeTake work out of the job and the saving comes back to you.
- AllowancesMoney set aside for items you have not chosen yet, such as tile, fixtures or appliances. When you choose, it is checked against the real cost.
- Under or Over an AllowanceSpend less and the difference is yours. Spend more and you see the cost before anything is ordered, on fixed price and cost-plus alike.
- Material PricesHeld at the quoted price unless they rise by more than five percent between signing and purchase. We cover any smaller rise and tell you about a larger one before we buy.
- Change OrdersIssued digitally in JobTread, approved by you and kept on file with the rest of the job.

Our two-bedroom basement suite and garage-top coach house in Langley were both built to the BC Building Code and local Langley requirements.

Living at Home During the Work
Most of our clients live at home during the work. Whether you can depends on the scope, and we tell you before we start. The rooms being renovated are usually out of use, and a whole-home project can have stretches when the house is not livable. We can often phase the work so you always have a room you can use. We protect your belongings and the rooms we are not working in, and keep the work area as clean and contained as we can.

What is the difference between a fixed price and a cost-plus renovation contract?
A fixed price renovation contract with ProStyle Construction sets the price when you sign, while open-book cost-plus charges what every trade and material actually costs, at builder-direct pricing, plus an agreed margin. A fixed price only changes if you change the scope or choose a different product. You choose the model, and complete drawings let you lock in a fixed price.
What is an allowance in a renovation contract?
An allowance in a ProStyle Construction renovation contract is money set aside for something you have not chosen yet, such as tile, fixtures or appliances. When you choose, ProStyle checks the real cost against the allowance. If it comes in under, the difference is yours; if it comes in over, you see the extra cost before anything is ordered. This works the same on fixed price and cost-plus contracts.
What can change the price of a renovation after the contract is signed?
After you sign with ProStyle Construction, the price of your renovation only changes if you change the job. An upgrade, a different product or added work raises it, and nothing is charged until you approve it. Take work out and the saving comes back to you. Materials stay at the quoted price unless they rise by more than five percent between signing and purchase. ProStyle covers any smaller rise and tells you about a larger one before buying.
What are the steps in the renovation process?
A ProStyle Construction renovation runs in four steps: your enquiry, a consultation, a written proposal and the build. At the consultation we go over your home, the scope and your budget. The proposal sets out the price, scope, materials and timeline before you sign, and you choose fixed price or open-book cost-plus. Then we manage the build from demolition through the final walkthrough.
How is a renovation schedule set?
ProStyle Construction sets your renovation schedule in the written proposal, before you sign, alongside the scope and materials. Most kitchen renovations run 6 to 10 weeks, most bathroom renovations 3 to 6 weeks, and larger or structural remodels 16 weeks or more. Once the build starts, you can follow the live schedule and the weekly updates in your own JobTread login.
Does ProStyle Construction work with my architect or designer?
Yes, ProStyle Construction works with your architect or designer and builds to their drawings. Complete drawings let the trades price the job from exact specifications instead of assumptions. ProStyle has built to designs by Maria DeCotiis Interior Design, Matthew Braun of Coast MDRN and Andrea Jae Studio. If you do not have a designer, we offer design packages and guidance.
